Real Sociedad have now made contact with West Ham as they explore the conditions required to sign the 28-year-old.
Ajax remain well informed about the situation and are working on a possible return. Álvarez spent four seasons in Amsterdam before joining West Ham in 2023.
ReadWestHam reported on Tuesday that Ajax had begun exploring a deal, with the Hammers believed to want around £12.5million for the midfielder.
Real Sociedad’s involvement gives West Ham another possible route towards completing the sale. It could also strengthen their negotiating position if both clubs develop their interest into formal offers.
Álvarez appears unlikely to play a major role under Nuno Espírito Santo following West Ham’s relegation to the Championship. The club are attempting to lower the wage bill while reshaping a squad built to challenge for immediate promotion.
However, his departure would leave another gap in central midfield. Mateus Fernandes has already been sold, while Tomáš Souček remains unavailable through injury.
Mohamadou Kanté and James Ward-Prowse have featured during pre-season, but West Ham would require another midfielder capable of protecting the defence and progressing possession.
