“It’s worth zero as you take on a £20m per year loss,” the source told Hammers News.
The source also warned of potentially substantial future expenditure on the ground and identified the UK Athletics contract as a major complication.
They suggested additional land or property would need to form part of an arrangement to make a deal workable.
