West Ham United’s move for Joel Piroe includes an obligation to sign the Leeds United striker permanently if Nuno Espírito Santo guides the Hammers back to the Premier League.
Piroe is closing in on a move to east London after West Ham accelerated negotiations for the 27-year-old on Monday, with a medical now part of the process.
Fresh details from The Athletic reveal that Piroe will initially join on loan from Leeds. An obligation to complete a permanent transfer will then be activated if West Ham win promotion from the Championship.
Nuno is also reported to have viewed Piroe as one of his leading striker targets this summer, with his proven scoring record at Championship level central to West Ham’s interest.

The structure gives West Ham an interesting degree of protection following relegation.
Rather than committing immediately to another significant permanent transfer, the Hammers will only become obliged to buy Piroe if he helps them achieve their primary objective of returning to the Premier League.
It also explains why West Ham were prepared to move quickly after initially pushing for Troy Parrott.
Piroe has already demonstrated his ability to score consistently in the Championship, winning the Golden Boot with 19 league goals during Leeds’ 2024/25 title-winning campaign. Leeds describe his finishing as a major part of the side which secured promotion.
West Ham know first-hand what the striker can offer. Piroe came off the bench when the Hammers beat Leeds 3-0 on the final day of last season.
Nuno publicly asked for further attacking reinforcements following Sunday’s opening 2-2 draw at Burnley.
West Ham have responded rapidly.
Providing Piroe successfully completes the remaining formalities, Nuno will have landed a striker he has wanted throughout the summer without West Ham being forced into the full permanent commitment immediately.
If Piroe ultimately becomes a permanent Hammer, it should mean the move has already helped deliver exactly what the club brought him in to achieve.
