West Ham have reportedly met with the agent of striker Lucas Perez and outlined the conditions for his exit this month.
The Spaniard is reportedly keen on leaving the London Stadium during this transfer window, having only made three starts in the Premier League this season under Manuel Pellegrini.
While West Ham would be open to letting the former Arsenal man leave this month, it would have to be under specific conditions – which have so proved to be a stumbling block.

According to Sport Witness, who cite Deporte Valenciano, Valencia are interested in bringing Perez to the Mestella this month, however they would want to do a loan deal.
West Ham though will only let Perez leave on a permanent deal, and are reportedly asking for €4million – money which Valencia won’t pay.
